Mainstay Residential appointed on Downtown in new delivery partner model with McGoff Group

Mainstay Residential, in partnership with McGoff Group Facilities Service (MGFS), has been appointed to manage McGoff Group’s luxury Manhattan-inspired residential scheme, Downtown – expanding its integrated property management (IPM) portfolio and cementing its stronghold in the North West.

The innovative new delivery model will enable Mainstay and MGFS to manage the block concurrently, with Mainstay providing expert property management and front of house service, and MFGS supplying best-in-class facilities management and planned/reactive maintenance.

This approach will benefit the scheme’s owners and investors alike, as the delivery team will benefit from the granular building knowledge of the developer coupled with Mainstay’s extensive sector experience.

In total, Mainstay will manage 374 apartments, with the first phase live date – comprising 164 homes – from 1 May.

The appointment will mean that the Worcester-headquartered company will manage over 6,000 homes in the region in total.

Mainstay is renowned for its skill at building communities at the developments it manages, and both parties are committed to ensuring a community feel is fostered at Downtown – with the communal areas being a key focal point of the scheme.

The Downtown development is situated on Woden Street and boasts hotel-style amenities including a spa, a gym, a full concierge service, a cinema room, a business centre, roof terraces and more. The scheme is now completely sold out.

Kate continued: “We’re excited to build a community at Downtown and ensure that residents feel happy, safe and comfortable in this dynamic new district for Salford.”

Inspired by the upmarket hotels of Manhattan, the scheme is made up of six individual blocks which range in height from four storeys to 14. Each block is interlinked and has been designed with modern-day aspirational renters in mind.

Works commenced on site in March 2017 and all phases are expected to be completed by March 2020.

McGoff Construction acted as lead contractor on the project, and McGoff Group appointed Leach Rhodes Walker to design the scheme.
