Liverpool city centre restaurant placed on market for £175,000

A large Italian restaurant in one of the busiest leisure and nightlife districts of Liverpool city centre has been placed on the market. The North West-headquartered national business transfer specialist Blacks Business Brokers is seeking a new owner for Cucina Italiana on Hardman Street, with an asking price of £175,000 to take over the lease plus annual rent of £47,840.

Cucina Italiana was opened by its current owners, who also operate Nicola’s on South Road in the city’s Waterloo district, last June. The premises had traded for the previous 11 years as the French restaurant Bistro Jacques.

The owners have no day-to-day involvement in running the restaurant, which is operated under management with a staff of 11. They now wish to sell in order to realise their investment and concentrate on their other business interests.

The restaurant can accommodate up to 120 diners and operates from a triple-fronted premises within a parade of shops on Hardman Street. It is located close to attractions including the Royal Liverpool Philharmonic and the Unity Theatre, as well as the city’s three universities.

Cucina Italiana’s turnover for the last year was £297,471, generating a gross profit of £176,696. It currently opens seven days per week from 4.00pm to 10.00pm, so there is scope for a new owner to increase revenues by introducing lunchtime opening.

The business has a five-star food hygiene rating and is fully equipped with a modern catering kitchen, bar and touch-screen point of sale system.

Chelsea Melnyk, sales negotiator at Blacks Business Brokers, said, “Cucina Italiana has enjoyed a really strong first year of trading and has been beautifully fitted out by our clients. It is, however, no longer a strategic fit for them so they are ready to pass on the baton to a new operator.

“The restaurant can largely run itself on a day-to-day basis, so it could provide a good opportunity for a serial entrepreneur looking to add to their portfolio. Of course the fact it is a turn-key operation with an established customer base and no need for additional investment means it could also be a great opportunity for a more hands-owner who wants to come in and put their stamp on the business.”
